The Yucatan Living Reader’s Choice Poll gives the expatriate community a chance to express their preferences for local merchants and service providers in Merida and Yucatan.
Reader’s Choice Polls are open for voting until the end of the year. Readers may vote in any of the polls that interest them, voting for the designated nominees, or recommending a nominee of their own during the opening week of the poll.
After the polls close, special awards will be beautifully produced and awarded to the winners sometime in January. We hope that the winners will proudly display their awards in the knowledge that they have provided an outstanding service to the community.
Best Real Estate Agency in Merida
If you are living here in Yucatan, chances are one of the first things you had to do was to buy or rent a home. While some of us were savvy enough or spoke Spanish well enough to trato directo (deal direct) with the sellers or landlords, many of us spent our initial days here with a helpful real estate agent.
Please consider many things when voting for the best real estate agency. Naturally, the best agency should hire and employ knowledgeable agents. They should know the territory and the business. They should treat customers well, with both patience and respect. They should have integrity (loosely defined as doing what they say they are going to do). They should be pleasant to work with, and after the deal is done, you would recommend them to family and friends.
We believe you can’t judge a real estate agent on how long it takes to buy or sell a house, for instance. On whether or not the seller or buyer had integrity. Or on whether or not you are happy with the house once you move in. Sometimes, forces of nature (or forces of Mexico) create havoc for the best of professionals.
We open this poll by nominating the five largest and most popular real estate agencies used by gringos and other expatriates moving to Merida and Yucatan State. This is certainly not an exhaustive list. There are quite a few smaller or newer agencies. If you believe another agency deserves to be nominated, leave a comment. Nominations will be accepted until August 1st. Voting will continue under the end of 2007.
Here in alphabetical order are the initial nominees:
Casa Blanca Real Estate – Operated by Jorge Caceres, a Yucateco by birth who lived and worked for years in the USA, this agency has been around longer than any others on our initial list. Located on Calle 55 at Calle 66.
Mayan Living – Established by Jim Mann, an expatriate who has been working and selling real estate here for about five years.
Mexico International – founded by Mitch Keenan, the first extranjero to set up a real estate agency in Merida. His team of agents is based out of their offices in the Fiesta Americana building next to the Sanborn’s restaurant.
Real Estate Yucatan – The husband and wife team of Gabriela Isaac and Alec Stephens run this agency. Gabriela is a Yucateca and Alec hails from Mexico City, but spent many years working and living in the USA.
Tierra Yucatan – This agency is run by Jennifer Lytle and her able-bodied socio, David Palomo. Jen has traveled and lived in Mexico for over 30 years from her former home in San Antonio, Texas. Jennifer’s team works out of their renovated colonial office on Calle 66 in Merida’s centro historico.
Reader Nominees:
Casa Barbarita – For the past several years, Gabriella Kretsch has been helping people from around the world find their dream home in Yucatan. Her real estate agency is the first reader nominee.

I have been well-pleased with the professionalism and helpfulness of Gaby Kretsch at Casa Barbarita (www.casabarbarita.com) in handling my purchase of property in Merida. She has a valuable portfolio of assets for helping expat buyers and sellers: she’s a professional realtor in the USA, is bilingual, has a Wall Street career background in high level finance and investment, excellent legal and banking connections in Yucatan and is willing and able to help with small issues as well as large – and in my experience extremely trustworthy… things that make buying foreign property at a distance a heck of a lot easier and more comfortable than usual.
I’m a fan of the service at Tierra Yucatan. Jorge Bustillos, in particular, is a splendid property manager. I wonder, though, how readers can intelligently vote for one as better than the others. Most of us will have dealt with one agency exclusively, so unless we’ve been unhappy and switched, we can’t really say who’s the best. My vote for Tierra Yucatan means I’ve been happy with them.
Well, I am forced to agree with Grant and his conclusion that it is hard to pick the best when we may have only utilized the services of one. For me it is impossible, I have not used any, yet. We have some land on the coast, south of Tulum but, need someplace inland to call home. I will be sure to give a vote in the near future, if I use the services of one of these realtors.
Thanks, Grant, Ron and Steve. We really appreciate the feedback, and we know our other readers will too.
Our idea is to keep this poll open for a long time so that plenty of people will have a chance to vote. Obviously, nobody will have worked with all the candidates, so coming in 2nd or 3rd place doesn’t mean the agency isn’t a good one. Our hope is that many people will vote based on their experience, and that the results will serve as a guide for our readers in the months and years to come.
hola,
is this like “american idol” and i can vote as many times as i want?
just checking.
john
Hola, John… Actually, no. Our computers are watching! Only one vote per computer will actually register. It might LOOK like you are voting multiple times, but we’ll only count one vote. This is how polls are set up on most major websites.
It is our intention to be able, as a result of these votes, to give a community recommendation for these categories, rather than a personal one.
Of course, a person can go around to a lot of different computers and vote multiple times. If someone feels it is necessary to do that, well… we can only trust that their karma will catch up with them eventually.
Thanks ‘big brother” for keeping us all honest. I’m pleased to know that we won’t be stuck with any ’sanjayas’.
I just found this part of the site. You Working Gringos really are amazing. Well, as each have said it is difficult, but my vote goes to Alec Stephens (Real Estate Yucatan). Alec spent a great deal of time and energy with us as we made our way through the phenomenal choices available in Merida, and he always had a way of bringing out the laughter in a situation. If you need a true guide, a friend and someone to bring out the laughter in some difficult situations then Alec is your man. He speaks wonderful English and is very kind to the folks whose houses you will visit. Give him a call and tell him Kathie and Holly send abrazos grandes.
Our vote goes to Tierra Yucatan. Working with David Palomo was great. He’s knowledgeable, efficent and very personable.
Bob
To us the real measure of an agency is the service before AND after the sale. David Palomo at Tierra Yucatan was excellent in making the entire purchase process flawless. Then the Services of Jorge E. Bustillos and the entire staff of Tierra Yucatan were absolutely fabulous in helping us Gringos finding caretakers, needed household repair services, fideocomiso fillings and just about anything we needed to make our transition smooth.
We also had some dealing with Mitch Keenan at Mexico International. He was extremely professional, personable and knowledgable. We just happened to find the right house with Tierra Yucatan. Would be nice if all could receive awards for their great services provided to their customers.
Strongly recommend Jen Lytle and her company. Being a fellow Brit makes me somewhat biased perhaps?
My vote is for Tierra Yucatan. I have worked with Jen and David Palomo, both excellent people, involved with their work and an excellent treatment and human quality.
There is absolutely no doubt who is the best Real Estate Agent in the Yucatan and that honor goes to TierraYucatan, the one and only real estate agency who introduced Merida to the world. Jen and all of her staff are just wonderful to work with and most importantly they are always communicating with you as you are going through the buying process and they have the best website.
It was my good fortune to pursue a property listed by Tierra Yucatan. The service by Jen and her staff was first class. I spent months writing to Jen with questions about the property, hundreds of questions, and was always treated like a valued client, even though that property was one of the lower-priced listings. I trusted Jen, and felt as though she were telling me “like it is,” not glossing over anything. Jen did not complain when I showed up to see the property on the hottest day of the year. And after I bought the property, Jen continued to be a great source of information. The last time I was in town from California, I brought her a box of Trader Joe’s Cookies.
Tierra Maya with Jennifer Lytle and her staff provide personal, honest service. They never abandon you and and Jorge B. will take care of all the details if you need to be away after you close. You can trust them!
I’m very happy having bought a property with the help of the kind, expert, efficient and
very friendly LAURA HERNANDEZ of Tierra Yucatan
Having been brushed off by two real estate agents( one of them being employed by Mexico International); I was fortunate to meet Laura Hernandez from Terra Yucatan at the ‘Chili Cook Off’ sponsered by the English Library. Laura took me seriously and immediatly went to work on my behalf to find me mi casa. I am the proud owner of my dream house in Merida thanks to Laura’s professionalism, trust worthiness, honesty and integrity.I will be recommending Laura and the company she works for to anyone who wants a successful transaction in purchasing real estate in the Yucatan.
Gracias! Laura
We believe in Tierra Yucatan Real Estate and we just love Jen and David and Jorge and Mayte and the whole staff, they have truly become our family. You can trust them to do the best for you always. They are the BEST. David and Jorge have been our lifeline and we are forever grateful and forever friends, also Jen, I just love her softness and her whole operation in the Yucatan. Can’t wait to move permanently and start living in paradise in our beautiful beach house and enjoying all my friends.
Thanks a million Tierra Yucatan.
Isaac from Real Estate Yucatan is a very professional seller as he helped me turn the buying process into a great experience. He is very kind, charming and without any doubt MY VOTE GOES TO HIM AND HIS COMPANY.
Real State Yucatan helped a lot and give me good information, they know the bussiness very well…. They are the BEST….
My vote goes for Real Estate Yucatan. The agents I have met are very professional, they know Yucatan and they will help you find what you are looking for!!!
I am not even there yet and Jorge has been extremely helpful. Relocating with three young children and a puppy can be very stressful, exciting, but stressful.
Mexico International would be have been my top choice only if Kevin Graham were still there! There must surely be other agents/brokers there as honest and hardworking as that fine gentleman…and they way he helped out the people in Costa Maya after the devistation of Hurricane Dean was truly heroic.
Our vote would have to go to Jen of Tierra Yucatan for overall performance.
Marco and Kathy.
Tierra Yucatan gets our vote for the best. She makes buying realestate in mexico a breeze. We recommend her to all our friends and tell them she is number one!! in our book. We felt so secure with her. She really and truly cares about helping people. We felt like family when everything was completed. In our opinion, There is no one better!
Don and Shawni
Without qquestion, my vote is for Jen Lytle and Tierra Yucatan. Lovely, professional firm with great service.
Lisa.
Tierra Yucatan has my vote! Everyone there is pleasant and accomodating. Their web site is easy to manuever around and has a lot of information for prospective buyers. But, my greatest accolades go out to Carlos Hassey. Carlos is an agent for Jen. He not only helped us to find, buy and insure our condominium but has overseen numerous other tasks for us while we were state side and had to get things done in Mexico. He has basically held our hands from day one and will always have our vote for the realtor numero uno!
Hi. ive been working with jorge at Tierra Yucatan. That team has made me feel like they can handle anything. By reading other replies i see the outcome of this poll is a dead issue. lol
I recommend Tierra Yucatan to everyone that wants to buy property in Mexico. Jen made it so easy. All of her staff is wonderful. I count them among my friends as well as business associates.
Pat Randall & Mick Brennan
I am currently living in California at the moment, I recently bought a property in the nice north side of Merida and I am thrilled!!, it is in perfect shape and with a Laaarge Pooool!! Among other fantastic features, I hope to retire in a couple of months (if things change here) and definitely move to my house in Mexico full time.
Alter checking several websites, I chose Gabriela Isaac from Real Estate Yucatán, I can`t believe that someone else would have the same knowledge as her in the legal part of the deal and of course I recommend her and her husband Alec Stephens for being there for me all the way.
See you soon guys!
My experience with Gabriela Isaac from Real Estate Yucatán was outstanding, I have bought several properties here in America and the way Gabriela Isaac handle the deal with her crew was wonderful for us, she is a real Real Estate Pro!!.
My vote goes to Real Estate Yucatan.
Cheers from Minnesota!
gradige frau gabriela i will sie danken fur she dist sie und alec in yucatan uns gegeben haben, wu hoffen bald zuruck zum merida him gehen , ditler mayer
I highly recommend Anny of Casa Blanca. She was my realtor when I bought my casita in Merida and was a fountain of information. Her assistance did not end when the transaction completed – she is still available for advice and/or the odd favour. Thanks, Anny!!
It’s been over two years that we started to look for real estate in the Merida area.
Our first visit to Merida and working with Anny at CasaBlancaYucatan.com was a very good experience. Anny had exceptional knowledge of the area along with specific details to look for in the old Spanish Colonials in which we were interested. We continue to search for a property that suits our desires and budget. I enjoy going to their website on a weekly basis and using their ‘advance’ search button, which allows me to see new listings in a quick manner. Casa Blanca always has unique properties for sale that can’t always be found on the other sites. I do however, enjoy MexIntl.com for the same reason above; easy access to new listings. Another note about MexIntl.com is this Henry Ponce guy. Who is this talent?! My dream one day is to buy a home he has designed or have him design my desired Spanish Colonial. Another important honourable mention should go to Real Estate Yucatan. I had contacted them for a particular property and was impressed by their honest answers and their professional attitude.
All in all I have had nothing but favourable experiences with Mexican real estate. We have bought in Bucerias, Nayarit. Our agent and broker were OUTSTANDING.
I just wanted to say that my wife, Agnes and I cannot imagine receiving any more personal attention than has been offered to us by Anny and Jorge at Casablanca Yucatan Realty. I am a real estate agent in Canada and appreciate the care and sincerity that came along with their guidance and helping hands. They are the real deal. I recommend them to anyone and everyone considering a real estate purchase in Merida and surrounding areas. Thanks again guys, you are the best!!
We are Gringos from Michigan. We love Merida and Casa Blanca.
We have bought some nice property through them. Jorge Caceras is very helpful, and Anny Schrader is a real gem!
My vote will go to Casa Blanca.
Anny,
I was truly pleased with the level of service Casa Blanca provided and your firm’s patience to assist us through the entire process…even though there were some obstacles along the way. I feel as though we have also made a true friend and can’t wait to get down there to get the real fun started. Merry Christmas to you!
Mike and Lisa
My experience working with Casa Blanca was Just Great.
Anny is very patient, listened to our needs and found us our perfect little ‘Casa’
Highly recommended to all Gringos who want to live in Merida
Mario & Lynn

I have worked with Gaby from Real Estate Yucatan, and I found Gaby and her Co. very professional and knowledgeable about anything related to Real Estate in the Yucatan,
I was able to find the house that I wanted with their help. My vote is for Real Estate Yucatan . Thank you Gaby & Co.
Jean eres la mejor….
vamos a ganar!!!
Jennifer Lytle is a fabulous person. She worked hard to help me get through the maize of Mexican property purchase. I had already located the property I wanted, but was worried about how to buy in another country with different laws and procedures. She agreed to help me out and things went so smoothly. I am a happy owner now and Jen is a genuine friend who lives only a short drive away. Her offices in Merida are lovely and everyone is pleasant and relaxed. I feel like this is the best thing the Internet has done for me. I made a lucky choice!
Go Tierra Yucatán!!
Go Tierra Yucatán!!
Tierra Yucatan!!! Jen and her team!!!
I am very active in the Merida real estate market and have dealt with all of the major brokers. The competition is fierce and there are some that I would rather not deal with but overall the level of professionalism is high. My vote goes to Tierra Yucatan and in particular Jen Lytle and Tim Rhodes because of their honesty and strong work ethic.
Jim Mann at Mayan Living did a good job working with a local seller, completing the proper paperwork and getting the process completed. The purchase went smoothly from start to finish.
Hans, says:
Yes Jim Mann @ Mayan Living is indeed one of the best realtors I’ve had the pleasure of dealing with, but if it wasn’t for Mike Riniolo who gave me outstanding service and took a few day’s of his busy schedule to show me homes I wanted to see and home he wanted me to see in the city and outside the city as well. He took me to the lawyers and everywhere I needed to go, never complaining. Yes I feel Mike is the man and deserves this recognition.
Gaby Krestch is the best. She understands people and is able to help them realize their dreams.
Well my vote goes to a smaller company but well founded “Mayanrealty.net” their handling was exceptional they truly got me a beachfront bargain just when I thought that was impossible Jorge Mazun is an expert in beach properties and they have the best selection when it comes to that topic trust me I have look into others sites and I was not encouraged with their variety
Michele Hobart
Jorge at Mayan Realty still has my vote for pre, sale and post sale support and knowledge
